Recommendations for Commercial Flat Roof?

Own small warehouse in San Luis Obispo with flat roof. Needs maintenance and possible recoating. Looking for reliable commercial roofing contractor who handles flat decks, torch down, or PVC. Any good ones you trust? Budget around $5–8k.

I manage properties and used one for a similar recoat — they did inspection, fixed drains, applied quality coating, and gave 10-year warranty. Very professional, on time. Get references and verify insurance for bigger jobs.

Flat roofs leak if drains clog — ask them to check drainage too. My last recoat lasted 8 years so far. Choose ones with commercial experience only.
